Why not a TLR ? You don't need to hold it up to your face to shoot - most people don't know what you are doing as they have seen so few of them. You can even use them when you are turned away from your subjects - Rollei is my choice for quiet smooth operation.
Larger lens on the 4x5 may need a different board so the rear element can clear the metal that is part of the turret attachment - I think it starts to be a concern with 180mm designs and up.
My vote would be for the analyser - the meter functions are a plus that you will probably grow to like, if for nothing else than speeding up the process of test strip printing - It will also take density readings - and its not that much more than the plain timer.

If you need the foam on the underside of the head where it contacts the negative carrier - anything will work as it does not get very hot, it just fills the gap to control light leaks. Why not use the weather strip foam from any of the hardware chains - that is what I did with mine.
I like to observation platform in midtown at Rockefeller Center - Top of the Rock - better than the Empire State. There is no fence - lower level has glass plates with gaps that a lens will fit through and the upper level has open air. If you have time you may want to do both.
